With consideration given at every step to sustainability, the use of local materials and local design features, the villas are thoughtfully designed by award winning Mexican architect Jesus Acosta from Jaque Studio.

Each villa features a spacious open-plan living, dining and kitchen area that seamlessly connect through floor-to-ceiling pocket doors to a large outdoor terrace, garden and private pool, offering owners and guests an ideal indoor/outdoor living experience. On the ground floor you will also find the stunning double-height master bedroom and en-suite bathroom with an indoor/outdoor shower. The first floor accommodates two more spacious bedrooms.

The layout of Zamaya Villas ensures that no villa has direct views into any other property, guaranteeing privacy, while providing captivating views of the lush nature and surrounding jungle.

PURCHASE PROCESS & FAQs

  • Villa Reservation:
    Once you choose your unit then a fully refundable deposit of $5,000 is placed to secure your villa during the contract drafting process.
  • Payment Plan:
    40% payment upon signing of sales contracts, 30% payment at 4 month milestone of construction, 20% payment at 8 month milestone of construction and 10% payment upon completion and handover of the property. There may be room for flexibility in the payment plan and this is discussed on an individual basis during the contracting process.
  • Foreign ownership of Mexican property:
    It is completely possible and safe to buy property in Mexico as a foreigner. The two methods to do this are either through a Mexican trust structure called a “fideicomiso” or by setting up a Mexican LLC corporation. Using a fideicomiso is the fastest and most cost effective method. This structure is created with a Mexican bank and is facilitated by the use of a local notary. This structure can be created in the name of a foreign individual, group, trust or corporation. Once the structure is in place the owner of the fideicomiso has total security and all rights to use, occupy, lease, build, improve, and sell their property. Opening a Mexican LLC is a more time consuming and costly method but can be a superior option in the case of purchasing multiple properties. Zamaya can recommend professional, reliable and bilingual legal and notary contacts for every step of the purchase and closing process.
  • Closing Process & Costs:
    Closing costs in Mexico are typically 6% of the purchase price and are paid by the buyer. These costs include property purchase tax, property registration fee, public notary fee, legal due diligence and closing fees. In Mexico there is also a very low annual property tax payment (predial). This amount is roughly 0.20%, or a fifth of a percent of the purchase price per year.   • When does construction start?
    Construction of the first phase of villas will begin in November 2023.
  • What is the delivery date?
    Delivery of the first phase of villas will be December 2024.
  • Is there a furniture and decoration package available and how much does it cost?
    Yes, we partner with the best local furniture retailers and manufacturers to offer the option of a complete decoration package. We can ensure better pricing from these suppliers due to our volume of purchases. Depending on various options, the full villa fit-out will cost approx $30,000. The villa will be delivered fully furnished and ready to use.
  • How does the full turn-key management of the property work?
    Zamaya Villas is totally integrated with Zamaya Fitness Resort. Through the operation of the resort we already have all of the administrative, cleaning, maintenance and concierge staff ready and on-site to manage all aspects of your villa rental and guest experience on your behalf. We will cover all villa marketing, booking channels, guest communications, guest check-in/out through the resort reception, villa cleaning and maintenance as needed. Along with managing the regular booking channels for your villa, we will also be able to feed a large amount of guests to your villa through the large group retreats taking place at the resort.
  • What is the full turn-key management fee?
    The fee for the full turn-key management of your property is 20% of booking fees.
  • Are all the villas the same?
    Yes, all villas in the development are structurally the same. However, there is a slight difference in the position of the main entrance door to some villas depending on their position within the development.
  • What is the HOA fee?
    The HOA (Home Owners Association) fee will be $200 per month. We are aiming to be the lowest HOA fee of any similar property in Tulum. $200 per month is approx half of what similar properties are charging and those properties do not have any integration with a resort of this level.
